This central location is only 80km from the new Catania airport, has great train and coach connections and yet is only 15 mins scooter, 4KM, from the many wild beaches of Eloro and the nature reserve of Vendicari with its superb bird life. There are many wonderfull coves,snorkelling and also a beautiful beach prized for the sands' pink colour and quality.The beaches have been awarded 5 vele for water cleanliness here are completely safe and wonderful for swimming. Furthermore, the new motorway which circumvents the region and is about to open will make connections north and south across the island even quicker, whilst all roads around Noto will become evan more secondary and very sleepy.

It is easy to day trip to the beautiful towns of Modica, Ortigia, Palatzollo and Ragusa; venture a few miles inland into the mountains and limestone gorges for sports; or enjoy all the local festivals of chocolate, flowers, saints, arts, tuna etc..
Having one of the sunniest climates in Europe, tempered by a warm North African breeze, it is possible to sea swim right into November.

Noto is an extremely safe, family orientated and residential town which retains a strong, thriving sense of community year round. There is a hospital, all amenities...and some of the most famous ice cream and pastry cafes in Sicily! Largely due to Notos recent listing,and the completed rennovation of its Baroque cathedral, tourism is exploding and concurrently property prices have risen 40% in less than 3 years. Hence a holiday home would realistically have year round letting potential.It is a very popular area amongst continental Europeans and Northern Italians.

I moved here as a single woman from the UK for better health and QUALITY of life that was affordable. I have found both in abundance. The climate, variety of landscape, history, overwhelming hospitality and finest cuisine in the world all contribute to this wonderful wellbeing!
One must be open minded to the idiosyncracies of a region rich in history,shedding its historical identity as the poorest in Italy, and embrace the strong traditions and pride of an island in transition.It has its unique charm and should not be compared with Northern Italy or Tuscany! The warmth,passion and generosity of people here is very striking.
I am selling very reluctantly.., purely to release some equity for my other interests here, having a project I wish to start.

The land is privatly, sole owned by myself, having all papers in place and undegone all comprehensive checks , facilitating a pain free, transparent and easy buying process for the next owner. Complications tend to arise in Italian law when property is family owned,with many members having discretion and ownership rights. I am a private seller and NOT an agent.

Having become familiar with the area, property market, and legal nuances here I will do all I can to help the buyer realise their plans, connecting them to reliable people should they need. The building allowance for this land would be up to approx 100msq of floor, though as would be obvious with this land, if one builds into a hill(across 2 terraces here) and create a walkout basement, this would not be counted in the metric allowance so is in effect free. A huge terrace would also not be factored in. Providing a build is min. 5m from the boundary for this land, archetectural design is liberal. Furthermore it is a great assest that this land has no tumbling down agricultural "rustico", which entail lengthy red tape; re registering; restrictions and often "righting" of unapproved work. This land is a blank canvas and with the straightforward ,appropriate permissions you could very quickly begin construction.
A modest single storey villa would cost from 40,000 Euro upwards depending on extra specifications.

To have water and electricity on site is worth its weight in gold here, and can easily cost tens of thousands to connect, so this must be foremost in ones mind when considering land acquisition. Whilst it is easy to be seduced by land plots, the realities of landscaping,road building and unpredictable status of neighbouring lots are also all important factors to consider.
Property taxes are such that land retains agricultural E zone status until a residential dwelling is completely finished, so are negligeable until that point.

The buying process consists of 2 steps.In the first instance a protected deposit and Compromesso contract is made whilst Notaio checks are completed, finalised by the Atto on exchange.It is feasible that this could all be completed in 2 weeks for this land. Given the very fair price, and the literal monthly appreciation, sorry this land is not negotiable. There are no agent fees to factor in, and unlike mainland Italy, the purchase taxes are MUCH cheaper due to our EU classification as a developing region.
